You don’t need an expert to tell you that renovating a home is complicated, at best. So when we came across a new report on strategically increasing your home’s value from HomeGuide, a local hiring platform for home projects, we were intrigued. It’s essentially a guide to updating your home in a way that will benefit you (and your bank account) down the line, according to the latest data and insight from the real estate industry.
“Smart, targeted home improvements can make your property more comfortable, eco-friendly, and desirable to future buyers, maximizing your return on investment,” reads the April 2024 report. “Even minor improvements can increase a home’s value, and it’s often those minor changes that have the highest ROIs.”
The report ultimately found that a minor kitchen renovation, ranging from $4,000 to $18,000, is the best way to increase your home’s value. On average, you’ll see an 85 percent return on your investment down the line, especially when using good quality, budget-friendly materials.
“While interior remodels often cost more upfront, they can also have a significant impact on a home’s resale value,” reads the report. “The kitchen is often considered the heart of the home, so it’s no surprise that a newly updated kitchen space can increase your home’s resale value significantly.”
According to the company, a minor kitchen remodel typically includes “installing new countertops and flooring, refacing the cabinets and drawer fronts, installing new hardware, upgrading some appliances and fixtures, and adding a fresh coat of paint.”
In other words, you can complete a lot of these aesthetic updates yourself. From painting kitchen cabinetry and upgrading the plumbing and hardware to replacing the kitchen backsplash with something fresh and modern, you can give your cookspace a considerable facelift without having to hire a contractor (find some inspo here!).
